You can schedule an in-person tour directly on our website at www.3300tamarac.com. Applications can also be submitted online through our website — even if you visit the office in person, you will be sent an application link that takes you directly to our online portal. For a guided tour, please arrive at the central leasing office 5 minutes before your scheduled appointment. Our leasing team is available by phone at (720) 535-6017 or you can stop by the office during business hours.
To apply, you will need a valid government-issued photo ID, proof of income, and 12 months of rental history. If rental history is unavailable, bank statements will be taken into consideration.
Per Colorado law, you have the right to provide a Portable Tenant Screening Report (PTSR) that is no more than 30 days old. If you provide a PTSR, we are prohibited from charging you an application fee or a fee to access the report.
Move-in costs typically include prorated rent from your move-in date through the end of the month, the remainder of the admin fee, a security deposit (amount dependent on credit and any applicable add-ons), and parking or other selected add-on fees.
All move-in funds must be paid via Bilt prior to move-in, or brought in as a certified check or money order when you pick up your keys.

All residents are required to complete a pet screening profile — even if you have no pets. Pet-free residents simply select "no pet" during registration. If you have an emotional support or service animal, standard pet fees are waived with valid, dated documentation from your healthcare provider. Documentation will be reviewed and verified by the pet screening service. ``
New residents may choose lease terms ranging from 2 to 19 months. Renewal lease terms range from 6 to 19 months. Renewal options will be presented to you before your lease ends.
If you need to move out before your lease end date, a lease break fee of two months' rent applies. If you choose to stay through your lease end date, a 60-day written notice is required — an insufficient notice fee will be assessed if you do not provide the full 60 days. Please contact the leasing office to discuss your specific situation.
Rent is due on the 1st of every month. Late fees are automatically assessed on the 9th at 5% of your total monthly rent.
We use Bilt Rewards as our resident payment platform. Through the Bilt app or biltrewards.com, you can pay via bank account/ACH (no fee), debit card ($9.95 fee per transaction), or credit card (3% fee per transaction). You can also set up automatic recurring payments.
Paying rent through Bilt also earns you Bilt Points redeemable for travel, fitness, dining, and more — even toward a future home purchase.
Your monthly charges include rent, gas, water, sewer, and trash. Electricity is the resident's responsibility — you will need to set up your electricity account prior to receiving your keys at move-in.
Renters insurance is required for all residents. You may carry your own policy or opt into our monthly Damage Waiver Program for an additional $24 per month. Instructions for setting up your policy or enrolling in the waiver program will be included in your Welcome Home letter.
Before moving in, you will need to complete and receive approval through the full application process, sign your lease, pay all move-in funds via Bilt or certified check/money order, provide your electricity account number, set up renters insurance or enroll in the Damage Waiver Program, and complete pet paperwork and pet screening registration if applicable.
Once approved, you will receive a Welcome Home letter with a complete breakdown of your move-in costs and step-by-step instructions for the above.
3300 Tamarac uses a Kaba lock system — a specialized electronic lock rather than a traditional key. Your home key and access fob will be provided at move-in. The access fob grants entry to the main clubhouse, fitness center, racquetball court, basketball court, and game room during after-hours access (6:00 AM – 9:00 PM). You will also receive a physical building key that grants access to the residential buildings and laundry centers.
A 60-day written notice is required prior to your move-out date. Within two weeks of submitting your notice, a pre-move-out inspection (PMOI) will be scheduled with a member of our maintenance team — we encourage you to be present so you are informed of any items that may result in charges. On your move-out date, keys must be turned in by 6:00 PM, at which point you will complete a Move-Out Key Receipt documenting all keys, fobs, building access keys, and mailbox keys returned. Your forwarding address will also be confirmed at that time. Following move-out, a final inspection will be completed by our maintenance supervisor. Any charges beyond normal wear and tear will be supported by vendor invoices. Colorado law requires the return of your security deposit within a specified timeframe.

After-hours emergencies include: flooding or active property damage, fire, loss of electricity or power, no hot water, no heat when outside temperatures are below 30°F, no air conditioning when outside temperatures are above 85°F, a clogged or non-functioning toilet in a single-bathroom unit (in a two-bathroom unit this is high priority but may not qualify as a full emergency), and lockouts — due to our specialized Kaba lock system, lockouts are treated as after-hours emergencies.

Dogs and cats — including puppies and kittens under 1 year old — are welcome. All pets must be spayed or neutered upon move-in and up to date on vaccinations. A signed Animal Addendum is required. We also welcome birds and fish with written management approval; fish tanks may not exceed 55 gallons. No exotic animals are permitted.

Guests may stay for up to 7 consecutive days. After 7 consecutive days, a guest is considered an additional occupant and must be added to the lease. Please contact the leasing office with any questions about your specific situation.
Independent subletting, lease assignment, and unauthorized short-term rentals are not permitted.
While we are unable to guarantee personal safety — and encourage residents to always contact emergency services (911) when there is an immediate threat — 3300 Tamarac provides a courtesy patrol for on-site issues and concerns, as well as a 24-hour dispatch service available to all residents. For any non-emergency safety concerns, contact our courtesy patrol or dispatch. In the event of an emergency, please always contact 911 and local emergency services first.
3300 Tamarac was built in the 1970s. While the property is not required to maintain certified ADA units, we do have four buildings that offer wheelchair-accessible entry (no stairs required to enter). Please note that all other buildings require stairs to access units, including first-floor apartments.
If you require a reasonable accommodation or modification due to a disability, please submit your request in writing to the leasing office. Documentation from a licensed healthcare provider may be required. All requests are reviewed in compliance with the Fair Housing Act. Residents requesting physical modifications (such as grab bars) are generally responsible for installation costs as well as restoration upon move-out.
